What is a RICS Level 3 Survey?

A RICS Level 3 Building Report is the most comprehensive non-intrusive visual inspection provided by an RICS Chartered Surveyor. Previously referred to as a Structural Survey, the Level 3 Survey seeks to undertake a full appraisal of the building. This is done prior to making a legally binding commitment to purchase.

Our surveyors will undertake a comprehensive survey of the building envelope, internal structure, finishes, fixtures, fittings, and services in order to provide you with an in-depth assessment of the property.

Where further investigation is required, our Report will identify where and why.

All reasonably accessible areas are covered by a Level 3 inspection (including sub-ground drains where visible) and our surveyors also undertake a comprehensive desktop analysis of the property to establish the presence of any alterations, Building Regulation Approvals, Flood Risks, risks from Historic Mining activity and Radon gases.

We also provide you with a robust understanding of the construction form and the ongoing maintenance required in order to protect the value of your property.

Can I use the report to negotiate a better purchase price?

If the survey report identifies issues that a deemed essential or urgent, it is recommended that this be brought to the attention of the seller.

They may offer to carry out the recommended works before contract completion or reduce the asking price to allow the seller to carry out such works.

Who Needs a Level 3 Building Survey?

We recommend that homebuyers consider a Level 3 Building Survey when buying an older property or a property that has been altered or is due to be wholly refurbished. In some instances, you may have concerns when viewing a property, or something may be raised by the Agent. In this instance, we would recommend a Level 3 Building Survey.

Our report is complete with a costed schedule of works allowing for a suitably robust budget to be considered before making a legally binding commitment to purchase a property.

We strongly recommend a Level 3 Building Survey to investors, anybody buying without viewing, Auction Properties, Non-standard construction form, and older properties

How Long Does the Report Take?

Depending on the size, age, construction form, and condition of the property our Surveyors can be on-site for up to 6 hours undertaking a thorough inspection of all reasonably accessible areas. Typically, we allow a full day for each Survey.

Once the Survey inspection has been completed, our Surveyors will undertake a Desktop Assessment of the property and search for all publicly accessible records in relation to Planning Consents, Building Regulation Approvals, FENSA Certificates, Energy Performance Certificates, and any potential risks to the building such as Flooding and/or Radon.

We will then compile the report which will generally take a full day to write up, complete with budget Costs.

We allow a 5-7 day turnaround for all Level 3 instructions. This may vary depending on market activity.
