RICS Level 1 Survey & Condition Appraisal in Liverpool

The RICS level 1 survey (previously called condition survey) is the most basic and cheapest of the three surveys available at Trinity and provides a professional account of a properties condition at the date of inspection.

The report is written in an easy to understand format with a traffic light grading system that gives an overview of the properties condition whilst highlighting any significant issues.

The report does not include photographs or advise on performance or maintenance issues that may be required.

What happens if my survey finds a problem?

If within the report, the surveyor has identified problems in the property or accompanying land there will be further recommendations to consult with a professional in their field.

For e.g. if the surveyor has identified what he considers to be Japanese Knotweed, there will be a recommendation to consult with a specialist to advise further on the matter.

Another example would be, if the report highlights dampness within the loft space, a recommendation to consult with a specialist roofing contractor will be given.

Any recommendation given within the report will help the client make an informed decision on whether to proceed with the acquisition of property or to help negotiate a better purchase price.
