It is therefore vital to locate the point of failure early on to prevent the problem from becoming a much greater issue.
Identification of failure can often be problematic in that a single pin-hole penetration can cause widespread issues to the internal fabric making the trace of a leak difficult. In many cases, the point of failure is undetectable by the eye and can be missed during a single visit. It is therefore likely that specialist assessment techniques are necessary.

What is an Electronic Leak Detection Survey?
Electronic Leak Detection Test, also known as ELD Scan is a non-destructive method of identifying penetrations as small as 0.1mm in flat and low-pitched roofs.
Using an electronically charged phosphor-bronze brush, a high-voltage D.C. current is passed over the existing roof membrane. The brush is then used to identify points of failure to the membrane, alerting the Surveyor of penetration and providing pin-point accuracy for reporting purposes.
What roof coverings can be tested?
ELD Testing can be utilised on a number of roof coverings, notably Single Ply Membranes, Bitumen felt, liquid applied coatings, hot melt flat roof coverings and mastic asphalt. This testing process is not suitable for concrete roof tiles and/or slate.
If you find a defect, can you repair it?
Our inspection process will allow an option for undertaking localised repairs, subject to being agreed upon prior to instruction.
Should our testing uncover greater wants of repair or numerous penetrations to the membrane(s) we may advise a wider scope of repair. Our in-house team can offer Procurement, Design and Management of this process.
Our comprehensive Report offers recommendations for the most suitable and cost-effective remedial works, with further commentary on any additional issues noted during our inspection. Our Report will also provide a fully itemised budget cost for the repairs.
How long does it take to test a roof?
Depending on the membrane being tested, we can scan up to 800m2 / day.
Do you provide a detailed report on your findings?
Our Report sets our findings and recommendations along with a CAD plan of the tested area, highlighting the location of failings to the roof membrane and photographic evidence. A budget cost is appended to each report.
Our surveyors are also CAA-approved Drone Pilots and can provide images of the roof environs, including an interactive 360 plan if required.
